How do you determine the rental rate for my property?

How long does it typically take to lease a property?

How do you handle maintenance requests?
Tenants can submit maintenance requests through our online portal or emergency contact system. We coordinate repairs with qualified vendors and keep owners informed of significant maintenance issues. -
Do I need to approve repairs before work is completed?
Owners generally approve repairs exceeding a predetermined authorization limit established in the management agreement. Emergency repairs necessary to protect the property or tenant safety may be completed immediately. -
How often do you inspect the property?
We conduct inspections at key intervals, which may include move-in, move-out, periodic occupancy inspections, and renewal inspections to ensure the property remains well maintained. -
When do owners receive rental income?
Owner distributions are typically processed after rent is collected and any applicable expenses are paid. Funds are generally distributed monthly via ACH direct deposit before the 15th day of the month. -
How can I view my property's financial information?
Owners have access to an online portal where they can view statements, maintenance expenses, documents, inspection reports, and year-end tax information. -
What fees do you charge?
Management fees are commission-based and vary based on services provided. Additional fees may apply for leasing, lease renewals, capital improvement projects, or other specialized services. We provide transparent pricing before management begins. -
What happens if a tenant pays rent late?
We enforce lease terms consistently, apply late fees when applicable, communicate with tenants regarding outstanding balances, and follow legal procedures for collections when necessary. -
How do you handle lease renewals?
We evaluate current market conditions, property performance, and tenant history before recommending renewal terms and any appropriate rent adjustments. -
What happens if a tenant needs to be evicted?
If eviction becomes necessary, we coordinate the legal process in accordance with state and local laws, file the required documentation, appear in court on behalf of the property owner, and work with qualified legal professionals at the expense of the owner when required. -
Can I use my own maintenance vendors?
In many cases, owners may use preferred vendors, provided they are properly licensed, insured, responsive, and meet our service standards. We charge a one-time administrative fee to collect the required documentation and add the vendor into our software programs. -

We manage a variety of residential properties, including single-family homes, townhomes, carriage homes, and condominiums. We manage furnished vacation rentals through our short-term division – Bluffton Traveler. -
Do you require owners to maintain a reserve fund?
Yes we do. We follow the industry-standard of maintaining maintenance reserve funds to ensure funds are available for routine repairs and unexpected expenses. -
What insurance coverage should I carry?
Owners should maintain landlord insurance, liability coverage, and any additional coverage recommended by their insurance provider. We can discuss minimum requirements during onboarding.
