Can I schedule a showing outside of business hours?
Although we do our best to accommodate circumstances, May River Rentals’ property managers and staff can only guarantee availability for showings during dedicated business hours 10-5PM on weekdays. Also, while we do not generally allow any home to be leased sight-unseen, we reserve the right to approve exceptions on a case-by-case basis. Please reach out to us directly if you are interested in scheduling a virtual tour or another alternative. -
Can you hold a place before I apply?
No. Applications are processed on a first-come, first-served basis. An application is not considered complete until all required documentation has been received. Once a completed application has been approved, we will begin drafting the lease agreement. Receiving a lease for signature does not “hold” a property. A property is not pulled off the market until a lease has been signed and security deposit has been received. -
What are the criteria for approval of an application?
Each resident over the age of 18 must submit an application and pay an application fee. The application process includes a credit check, criminal history check, and income and identity verification. The income requirement can be met with a combination of income sources, but each applicant is required to meet the credit criteria separately. -
Is there an application fee?
Yes. Application fees may apply and are used to cover screening and processing costs. Fees are disclosed before application submission. -
How long does the application process take?
Most applications are processed within a few business days, depending on the responsiveness of employers, landlords, and screening providers. -
When do I pay the security deposit and first month’s rent?
In most cases, a security deposit in certified funds is due within 48 hours of signing the lease agreement. First month’s rent is also required in certified funds due the day of move-in. Some properties or lease types may require additional move-in costs, so please review the specific property listing or lease agreement for complete details. -
Is the deposit refundable?
Security deposits are generally refundable after move-out if the unit is returned in good condition, accounting for normal wear and tear. Deductions can be made for unpaid rent, repairs for damage, or excessive cleaning. For furnished rentals, an automatic cleaning charge will be deducted from the security deposit at move-out. Final accounting and any refund are processed per the lease and applicable state law after inspection. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement to secure the lease. -
You have a property I want to rent. How do I apply?
Apply online through our website. A completed application, application fee, government ID, proof of income, and rental history verification form are typically required. -
What is the Resident Benefit Package?
It includes liability insurance, your own online resident portal for service requests, online payment options, credit reporting to help boost the resident’s credit score with timely rent payments, up to $1M Identity Theft Protection, HVAC air filter delivery (for applicable properties), and a resident rewards program. -
Do I need renters insurance?
Yes. Our properties require renters insurance. Details of insurance requirements will be outlined in the lease agreement. -
How do I pay rent?
Rent payments are accepted through our online tenant portal (preferred), by ACH/auto-pay, or by check/money order where allowed. Payment options and due dates are detailed in your lease; late fees or policies are applied as specified. With the exception of an initial move-in, rent is due the 1st day of the month, and is considered late after the 5th. -
How do I submit a maintenance request?
Maintenance requests can be submitted through the tenant portal. -
What qualifies as an emergency maintenance issue?
In the event of an after hours emergency, call the emergency maintenance number provided in your lease or tenant portal.
Examples include:- No heat during cold weather
- Major plumbing leaks
- Sewage backups
- Electrical hazards
- Flooding
- Fire or smoke concerns
- No air conditioning during extreme heat (where applicable)

I want to get a pet. What should I do?
Check your lease and contact management before bringing a pet. Some properties allow a dog with a pet fee. Breed/size/age restrictions will apply. Service and emotional support animals are handled per applicable law; documentation will be required. A Pet Agreement Addendum will need to be drafted and signed. -
Can I make changes to the property?
Any alterations, painting, fixtures, or modifications require written approval from management. And must be performed by one of our approved, preferred vendors. -
Are property inspections performed?
Depending on your lease term, periodic inspections are conducted in accordance with applicable laws. Proper notice will be provided so tenants can plan accordingly. -
How do lease renewals work?
Prior to lease expiration, we will contact you regarding renewal options, lease terms, and any applicable rent adjustments. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease remain jointly responsible for the full term. If one tenant leaves, the remaining tenant must qualify on their own or find an approved replacement; any changes require management approval and paperwork to release liability. May River Rentals will not resolve disputes between roommates regarding security deposit returns - the deposit will not be distributed between parties or at different points in time. -
My lease expiration is coming, and I want to move out. What should I do?
Review your lease for the required written notice period (commonly 30–60 days) and submit your intent to vacate in writing by that deadline. If you wish to apply for tenancy at another long-term or mid-term rental managed by May River Rentals, you will need to submit a new application and provide updated documentation. -
What happens if I need to break my lease?
Early termination may be subject to fees and conditions outlined in your lease agreement. -
What should I do before moving out?
Tenants should:- Remove all personal belongings
- Have the property professionally cleaned
- Return all keys, garage remotes, and access devices
- Complete any lease-required move-out procedures
- Provide forwarding address
